Residential Land should be a simple process for buying or selling – Firstly – Identification, Does your site have potential for development – our Architects, Planners can identify very quickly whether or not you could receive planning permission. If planning is possible, we need to identify how many potential units can be achieved, this can be done by way of a Pre-Planning Application where a meeting is setup with Local Authorities to determine the number of potential properties.
Once your site has been identified, we then need to look at the possible Land Values for your site using the Pre-Application Meeting notes or we can use unit numbers based on what the architect believes could be possible. We carry out full marketing on the local area as to the properties sold in your local are both new homes and resales to understand what is happening with prices in your area and also what the current market trends are – In other words, what is selling best and achieving the best values.
Once the site has been identified and we have carried out our due diligence and all parties agree on Land Values its time to dispose of your site. We do not work with on-line portals, we work “Off Market” as we would rather work with our existing database of 1,000 + Developers who….

We find that most of our clients are happy to enter into an agreement with our developers to utilize our very experienced panel of architects and planners to take control of the site and take it through the planning process (no cost to the land owner)
